Note: minimum contract fee for Darren to come out to you is $450 for any job regardless of listed price. All our prices are subject to GST. Prices listed are subject to change without notice, please take into consideration extra charges for extra travel time, tolls etc (this is especially true if you're over an hour away in Sydney traffic). Sash window repair package: > The teacher's Pet

Replace sash cords on bottom sash only and lubricate the pulleys.
Strip out bottom sash
Adjust counter balance system as required
Lubricate pulleys
Refit sash as required
Reassemble window and apply lubrication to contact areas
Loose and flakey paint removed (only from contact areas). It is recommended to have windows painted or partially painted after repairs. We do not do painting.
Replacement of badly damaged, rotten or missing beading and also top up weights available for an additional fee.

Strip out both sashes (both top and bottom).
Replace any missing putty or reglazing work (additional charge).
Refit sashes if required and repair any cracks or splits.
Adjust counterbalance system as required.
Lubricate pulleys.
Replace all sash cord.
Adjust counter balance mechanism as required.
Reassemble window and apply dry lubrication to contact areas.
Loose and flakey paint removed... Only from contact areas. It is recommended to have windows painted or partially painted after repairs. We do not do painting.

Our sash window draught seal we’ve always done DISCREETLY, and only where needed plus a double seal to the bottom sash (inside and outside), unlike competitors that have 'Googled' then sent 'fake inquiries' via email. I designed my own draught seal system, using products designed for PAINTABLE surfaces, not Aluminium! No 'brush pile here', that becomes useless at the first repaint, however careful painters are

About our pricing and other must read information about our sash window services

Where possible I like to be up front about how much you have to pay, depending on your requirements you may be charged our day working rate of $100 an hour.

- Another must read note on sash windows - Whilst our services offered will greatly improve the operation of your windows, sash windows rely on small gaps between meeting surfaces, to allow them to move. unfortunately these gaps can sometimes allow rattling, street noise, airborne dirt and dust and draughts to enter your home.

With our 'Headmaster's Choice' service, I can almost eliminate these inherit problems of sash windows mentioned above, allowing for slicker operation and providing almost modern performance, yet leaving your heritage windows, virtually unaltered.

All this for a fraction of the cost of new windows, and with none of the hassle!

Please note AAA Old School Carpentry are not qualified painters. Therefore we do not carry out this work, none of the quoted prices include painting, other than primer applied to exposed (bare) timber. We can recommend qualified painters to carry out your needs upon request.

Broken glass

Sometimes the existing glazing can have small cracks or faults prior to my arrival, which may or may not have been noticed, or indeed be obvious, In particular old 2mm glass panes. During the course of the work these existing faults can become worse and will need to be repaired. Darren can carry out any glazing repairs but will not be held responsible for such damage and a surcharge will apply. Any damage caused be neglect i.e. dropping a sash window, Darren will of course repair at no charge at all.

Please clear access to windows in need of repair

We require at least one meter (3 ft) of clear working space, at each window to be repaired. Also any blinds or curtains should be removed prior to our arrival. All due care will be taken, but we will not be held responsible, if anything should happen to the blinds or curtains if these measures are not taken.
